description: How building product and construction software firms get specified and stay specified to purchase: who decides, when to reach them, which dates matter.
---

# From the specification to the purchase

You sell construction software, building products or BIM tools to general contractors, engineering firms, architects and the owners who commission buildings. The firms that matter in your markets number in the hundreds, and your pipeline stalls between the people who specify your product and the people who buy it.

Diagram: Dated signals in Construction & Building Tech

In Construction & Building Tech, three dated signals open a target account for outreach: Tender published, Project awarded, Permit granted.

## Who this page is for

- Building product makers whose products are specified by architects and engineers
- Construction software and BIM tool companies selling to contractors and owners
- Suppliers whose specifications are swapped for an equivalent at purchase

Usual starting point: [Demand](https://torke.tech/service#practices)

## How do you increase sales for a construction or building tech company?

Cover the specifier, the contractor's purchasing and the owner's project lead at the same projects. A product the architect specifies is often swapped for a cheaper equivalent at purchase, so a supplier wins by reaching all three, timed to tenders on SIMAP, project awards and building permits.

## What do the numbers say about Construction & Building Tech?

Each figure links to the page it comes from, so you can check it before you repeat it.

## Why does the usual approach stall in Construction & Building Tech?

A building product or tool is chosen in stages by different people. The architect or engineer writes it into the specification, the contractor buys during the project and often proposes an equivalent to save cost, and the owner decides which standard the building has to meet in the first place, so a supplier who convinced only one of them loses at the next stage. Rules are moving that decision earlier: the EU Construction Products Regulation, in effect since 8 January 2026, brings harmonised ways of expressing environmental performance into product rules, and the recast buildings directive requires new buildings owned by public bodies to be zero-emission from 1 January 2028 and all new buildings from 1 January 2030, so owners and engineers ask for product data at design stage.

Volume marketing reaches installers, students and homeowners searching for products, and it rewards clicks from people who never specify or buy at project scale. The firms that do decide sit on a list you could write down, and they act when a project is won or a tender is published, a moment an ad platform does not see.

If you sell tools or materials through builders' merchants to thousands of small trades, this page describes the wrong problem, and merchant distribution with promotions and search advertising will serve you better.

## Where does pipeline break in Construction & Building Tech?

We look at five stages in the Diagnostic, because each fails for a different reason. The rows show the failure we look for first at each stage and what changes once Torke fixes it, in the order a deal meets them.

### Discovery

Where it breaks

An engineer or owner cannot find your environmental and performance data at design stage, so the product leaves the shortlist.

What changes once it is fixed

Visibility puts that data on the pages buyers and AI assistants read, in the category language specifiers use.

### Timing

Where it breaks

A firm that reads a SIMAP tender on the day it appears, or hears of a project award months later, competes on paper alone.

What changes once it is fixed

Account signals watches tender feeds, permits and target accounts' newsrooms each morning and ranks what touches your list.

### Evaluation

Where it breaks

The architect specifies you, then the contractor's purchasing proposes a cheaper equivalent and the months with the specifier earn nothing.

What changes once it is fixed

Demand covers the specifier, the contractor's purchasing and the owner's project lead at the same accounts, so each stage hears the same case.

### Qualification

Where it breaks

Clicks from installers, students and homeowners fill the forms, while firms deciding at project scale never state a need.

What changes once it is fixed

Inbound response qualifies each request, and a lead counts only when a named person at an agreed firm states a need in their own words.

### Handover

Where it breaks

A trial on one site looks like an opportunity while the firm-wide decision sits with the head of operations.

What changes once it is fixed

Revenue operations sets the lifecycle stages and routing, so a site trial and a firm-wide evaluation are counted apart.

## Who is in the buying group?

One person rarely decides alone, so a lead from the wrong role moves nothing. These are the roles we map at every account on your list.

### Who signs

At a contractor, the managing director or head of operations for firm-wide software, and project purchasing for materials. At an owner or developer, the head of development or asset management.

### Who evaluates

Architects and structural or building services engineers who specify, the BIM or digital construction lead, and the project managers who live with the product on site.

### Who can block

The contractor's purchasing when a cheaper equivalent exists, the sustainability or certification lead when product data is missing, and IT when the software has to connect to existing planning tools.

## Which signals open an account in Construction & Building Tech?

Each signal is a dated, public event a sceptical buyer could check in thirty seconds. Market-wide news can change an account's conditions, and we never write it up as something that company did.

| Signal | What it changes inside the account |
|---|---|
| A public tender is published on SIMAP | Scope, criteria and dates are fixed, and the firms bidding need suppliers and tools in their offer within weeks |
| A contractor or engineering firm wins a large project | The project team is being formed, and products and tools for it are chosen in the following months |
| An owner announces a development or receives a building permit | Design is starting, and the specification is still open |
| A rule date for buildings or building products takes effect | Owners and engineers ask suppliers for data they did not ask for before |
| Hiring for a BIM manager or head of digital construction | Someone has been given the job of changing the firm's tools and needs evidence for the choice |

## What does a qualified lead look like here?

The head of BIM at an engineering firm on your agreed list replies that they won a hospital extension last month and need to know how your product data imports into their models before the specification is fixed. The basis for contacting them in their country is recorded, and the account is not an open opportunity in your CRM. That reply, with the project award it answered, is a qualified lead.

A lead counts only when all five facts are recorded, and you have five business days to reject it with a reason. The [Torke Service page](https://torke.tech/service#qualified) explains each fact.

**Fact one**

A named person in the buying group

**Fact two**

At an account you agreed to in writing

**Fact three**

A need or timing in their own words

**Fact four**

A lawful basis for contact

**Fact five**

Not already open in your CRM

## Where should you start?

The Diagnostic usually starts from projects where you were specified and lost at purchase, and Demand is the practice it most often points to when specifier, contractor and owner are not all covered.

Every engagement opens with the Diagnostic, two to three weeks that end on one of four decisions: stop, fix one barrier, run one practice, or expand later.

Usual first step for Construction & Building Tech

[Demand](https://torke.tech/service#practices)

The practice the Diagnostic most often points to here, run month by month once it does.

[Get in touch](#get-in-touch)

## How do Torke Service and Torke Engine help?

The same engines run in both, so you can begin with one and move to the other without starting over.

### Torke Service, we run it

For example, a facade systems maker asks why its specifications so rarely turn into orders. The Diagnostic finds that contractors' purchasing teams never hear from it, and Torke runs Demand against the contractors and engineering firms on its list, timed to project awards and tenders published on SIMAP.

[How Torke Service works](https://torke.tech/service)

### Torke Engine, your team runs it

Account signals matters most here, because tenders, project awards and building permits are public and dated, and each one shows which firm is choosing products now. First-touch outreach turns that event into a first email that cites the project, with anything inferred written as a question.

For example, a marketer asks the assistant to find which contractors on the list won public projects this month and to draft a first email to each project's purchasing lead. What comes back is a ranked list with the award behind each account and a draft for each where every sentence traces to the award notice or the firm's own announcement, for a person to review and send.

[How Torke Engine works](https://torke.tech/engine)

## What can you expect?

You can stop after any stage and keep what it produced.

### A Diagnostic that may say stop

The Diagnostic takes two to three weeks with your account list, recent wins and losses, CRM definitions and current campaigns, and ends on one decision: stop, fix one barrier, run one practice, or expand later.

### Leads with their evidence attached

Each lead arrives with the five recorded facts behind it, and your team has five business days to reject any lead with a reason from a fixed list.

### A monthly read you can check

Every month you receive the accounts that moved into conversations, coverage of your named list, spend against plan, what each channel contributed with its uncertainty stated, and a keep, cut or change recommendation. Results too small to judge are reported as too small to judge.

## What do teams in Construction & Building Tech ask about Torke?

Each answer stands on its own, so you can forward one to a colleague, and an assistant asked the same question can quote it as it is.

### Why do contractors swap specified building products for an equivalent?

In construction the contractor buys during the project and often proposes an equivalent to save cost, so a building product supplier that convinced only the architect loses at purchase. Torke's Demand practice covers the specifier, the contractor's purchasing and the owner's project lead at the same accounts, so each stage hears the same case before the choice is made.

### When do owners and engineers ask building product suppliers for environmental data?

At design stage, because the EU Construction Products Regulation, in effect since 8 January 2026, brings harmonised ways of expressing environmental performance into product rules, and new buildings owned by public bodies in the EU must be zero-emission from 1 January 2028. Torke's Visibility practice puts a construction supplier's product data on the pages buyers and AI assistants read at that stage.

### Where should a construction or building tech company start with Torke?

Every construction and building tech client starts with Torke's Diagnostic, which looks first at projects where the product was specified and lost at purchase, or where a site trial never became a firm-wide decision. It most often points to Demand when specifier, contractor and owner are not all covered, and to Visibility when buyers cannot find product data at design stage.

### How long is the sales cycle for construction tech companies selling to contractors?

For products it follows the project, with specification at design stage and purchase during construction, often many months apart. For firm-wide software a site trial has to become a decision by operations and IT, so the cycle runs from one project to the next rollout.

### How do you get a building product specified by architects?

Provide specification-ready data in the formats designers use, with samples and certificates, and reach the architect when the project is choosing products. Then cover the contractor, who often picks the brand that is actually installed.
